For guidance only. Section 24 fully phased in since April 2020: mortgage interest on residential lets is no longer deductible as an expense — instead it gives a basic-rate (20%) tax credit. The credit is capped at the lower of: mortgage interest, rental profits, or income (less PA). Uses 2025/26 rates (PA £12,570, BR limit £50,270, HR limit £125,140). Doesn't cover: properties held through limited companies (different rules), furnished holiday lets, rent-a-room relief, or rental losses. For your specific properties, book a free call.
